Q. Do Bellerive Luxury Apartments or Grand Champions Apartments allow pets?
A. Two pet maximum. Weight and breed restrictions apply. Please contact us for details.
Q. What is the standard lease period?
A. Leases run a minimum of one year and end on May 27 or July 27 of the following year. For example, if a lease begins March 1, 2015, it will end either May 27, 2016 or July 27, 2016 in order to remain on the student cycle of August to July.
Q. Do you allow Section 8 tenants?
A. No, Section 8 is not allowed at this property.
Q. What is the leasing process?
A. There are three easy steps:
- Step 1. Tour available apartments.
- Step 2. Fill out rental application and rental verification and submit along with $35 application fee and full deposit. Credit and background checks are required for all residents.
- Step 3. Sign lease agreement.
Q. Where do I submit my rent payment?
A. Rent payments are required to be submitted online via the resident portal. Only in case of emergency payments may be be sent to Banzi, LLC., 2805 Claflin Rd. Suite 100, Manhattan, KS 66502.
Q. Do you allow subleasing?
A. We no longer allow subleasing. Instead, residents are able to re-rent their apartment by finding a qualified tenant to take over the lease. Fee required.
Q. What does “Joint Tenancy” mean?
A. It means that all of the tenants in an apartment are equally responsible for the entire amount of the rent. Therefore, if tenant A doesn’t pay, then tenants B, C, and D are liable to make up the difference. A lease is a contract, and the contract is for the total monthly rent regardless of how many tenants sign it.
Q. How do I report a maintenance issue?

Q. What if I have a maintenance issue after-hours?
A. We ask that regular maintenance issues be reported during our office hours of 9:00 a.m. - 5:00 p.m. In case of emergency, the office phones will be transferred to a representative’s cell phone. Please be advised that after hours calls must be for emergencies only and will be treated as such. Misuse of this service may involve an assessment of charges.
Q. When is notice required for renewals?
A. All of our lessees are required to notify our office by February 1 of intention to stay or move. Therefore, we start leasing for the new term in mid-February. Please note, while our properties operate on the "student cycle" in most cases, (August to July leasing), we are not student housing.
